Hagar Enterprises Inc. is asking Damariscotta to approve a zoning amendment that would enable the business to expand operations at its 162 Biscay Rd. property.
Hagar Enterprises primarily uses the 3.7-acre property to store heavy equipment and materials, as well as for some sales of materials.
The property is in the town’s C-2 commercial zone. The business plans to purchase 3 acres at the back of the property from a neighbor. The neighbor’s property is not in the commercial zone.
The boundary of the C-2 zone follows the rear property line of the adjacent Colby & Gale Inc. property at 154 Biscay Rd., according to Hagar Enterprises Inc. Vice President Seth Hagar. The zone boundary then juts inward to the back of the smaller Hagar lot.
Hagar Enterprises wants to change the C-2 boundary so it continues in a more or less straight line and expands the zone to include the 3 acres the business wants to aquire at the back of its property.
The proposal “is just trying to square the commercial zone off,” Hagar said.
As the business grows, “we just need a little bit more room to store material,” he said. “It’s just going to be an extension of the exact same use we have right now.”
The property the business plans to aquire includes a stream and a swamp, which will limit how far the operation can expand. The 3 acres include about 1 1/2 acres of “usable land,” while the swamp area will serve as a retention pond, Hagar said.
The request will go to a public hearing before the Damariscotta Planning Board at 7 p.m. May 4.
AGJH LLC owns the 162 Biscay Road property and leases it to Hagar Enterprises Inc., according to Hagar. Both entities share the same ownership.
