By virtue of and in execution of the Power of Sale contained in a certain Mortgage given by Trailcrest 2011 LLC (“Trailcrest”) to Camden National Bank (“CNB”) dated August 19, 2011, and recorded in the Lincoln County Registry of Deeds in Book 4431, Page 132 (the “Mortgage”), of which Mortgage the undersigned is the present holder, for breach of the conditions of said Mortgage and for the purpose of foreclosing the same, there will be sold at public sale on May 3, 2018 at 11:00 a.m. (EST) (the “Public Sale”), on site at the mortgaged real estate at 242 Waldoboro Road, Town of Jefferson, County of Lincoln, State of Maine, all and singular the premises described in said Mortgage, to wit (collectively, the “Real Property”):
A certain lot or parcel of land with the buildings thereon, situated in Jefferson, County of Lincoln, State of Maine, and bounded and described as follows:
BEGINNING at a stake and stones at the southwest corner of lot or field formerly owned by A.Q. Carter; THENCE westerly as highway runs leading from Rockland to Augusta and bounded on the south by said highway- running west to land formerly occupied by Post Office Building, so-called, and now owned by Mrs. A.W. Nash and bounded on the west by said land formerly occupied by Post Office Building so-called; and running thence parallel to river and bounded on the north by Jackson Stream, so called, running up the river to land owned by A.Q. Carter; THENCE running parallel to boundary first mentioned.
ALSO GRANTING an easement for sewer line as described in deed from Lindel G. Cox and Stacey B. Cox to Ellis A. Bond and Irvin H. Bond dated January 12, 1995 and recorded in Lincoln County Registry of Deeds, subject to the restrictions therein.
ALSO GRANTING an easement for the installation, maintenance and replacement of a septic system on other land of Ellis A. Bond and Irvin H. Bond, together with the right to install, maintain and replace a sewer line from land of Lindel G. Cox and Stacey B. Cox.
This easement is granted subject to these conditions and restrictions:
1. The area subject to this easement is limited to 1,500 square feet, more or less, and its approximate location is depicted in Exhibit A attached to a deed from Lindel G. and Stacey B. Cox and Ellis A. Bond and Irvin H. Bond dated June 12, 1995 and recorded in Lincoln County Registry of Deeds;
2. The installation of the system shall be completed within twenty (20) days after the start of its construction;
3. The septic system will be properly maintained. Any malfunction shall be corrected as soon as practicable;
4. All construction and repair debris and refuse shall be promptly removed, but in no event, no more than seven (7) days from the completion of the construction or repair activity; and
5. The beneficial use of this easement is restricted to the lot or parcel of land first described above and conveyed herein by granters.
Being the same premises described in a Deed from Henry L. Davis and Donald C. Harvey to George E.A. Humphrey and Samantha Humphrey recorded on January 3, 2000 at Book 2529, Page 159 of the Lincoln County Registry of Deeds.
TERMS OF SALE OF REAL ESTATE
1. Any person or entity intending to bid on the subject premises must deposit prior to auction sale $10,000 (U.S. funds) in the form of CASH, CERTIFIED U.S. FUNDS, or WIRE TRANSFER (the “Initial Deposit”) made payable to “Keenan Auction Company” (“Auctioneer”) and deposited with Auctioneer as a qualification to bid. The successful bidder at the Public Auction must increase its Initial Deposit to 10% of the purchase price within 5 calendar days of the Public Sale. Deposits of unsuccessful bidders will be returned upon conclusion of the Public Sale.
2. The successful bidder must sign a purchase and sale contract, calling for a closing within 30 calendar days of the Public Sale, at which time the balance will be due in certified U.S. funds.
3. The sale will be on an “AS IS, WHERE IS” basis, without any warranty whatsoever as to condition of the Real Property or premises or fitness for a particular purpose and will be made subject to any conditions a title search would reveal (including recorded leases), any unpaid Jefferson real estate taxes or sewer assessments, and any facts that an inspection or survey of the real property or premises might show.
4. The Real Property shall be sold, together with any personal property located on or at the Real Property, including, but not limited to, lighting, equipment, machinery, fixtures, inventory, and articles of personal property now affixed to, placed upon, or used in connection with the operation of the above-referenced Real Property, as an entirety (and as set forth more fully below).
5. The above terms are subject to change. Final additional terms will be announced at the Public Sale.

By virtue and in execution of the rights and remedies of CNB under a certain August 19, 2011 Commercial Security Agreement, Trailcrest’s right, title, and interest in and to any personal property located at the Real Property including, but not limited to, lighting, equipment, machinery, fixtures, inventory, and articles of personal property now affixed to, placed upon, or used in connection with the operation of the above-referenced mortgaged property and Real Property will be sold as an entirety together with the Real Property, by public auction, as follows:
