By virtue of and in execution of a Judgment of Foreclosure and Order of Sale entered August 21, 2018 in the Superior Court, Lincoln County, Civil Action Docket No. SC-RE-18-014 in an action entitled Capital Area Federal Credit Union versus Nathan Carrol White (“Mortgagor”) for the foreclosure of a certain real estate mortgage recorded in the Lincoln County Registry of Deeds in Book 3848 Page 140 (the “Mortgage”), the statutory ninety-day redemption period having elapsed without redemption, notice is hereby given that there will be sold at public sale on March 6, 2019 at 10:00 a.m. on the steps of the Lincoln County Superior Court, 32 High St, Wiscasset, Maine all of the premises described in the Mortgage, to which reference is hereby made for a more particular description (the “Property”). The Property is located at or near 557 State Route 32, Bristol, Maine as it is or was commonly known.
TERMS OF SALE: The property will be sold to the highest bidder who complies with the terms of sale. A down payment of at least $5,000.00 must be paid in money order, bank check, or certified U.S. funds payable or negotiated to “Capital Area Federal Credit Union” which sum will be retained as a non-refundable, non-interest bearing down payment. The highest bidder must also sign a purchase and sale contract with Capital Area Federal Credit Union calling for a closing within thirty days of the public sale, at which time the balance will be due in money order, bank check, or certified U.S. funds payable to Capital Area Federal Credit Union which will then deliver a duly executed quitclaim deed without covenant. The sale shall be made on an “AS-IS” basis, without warranties of any kind, and subject to: (a) any condition which a title search would reveal, (b) any unpaid real estate taxes or sewer assessments, and (c) any facts which an inspection or survey of the premises might show.
