TAKE NOTICE HEREBY that pursuant to the Judgment of Foreclosure and Order of Sale entered on June 2, 2016 in the Augusta District Court, Division of So. Kennebec, Docket No. ROC-RE-14-47 in the civil action entitled Maine State Credit Union v. Harold Moores, which proceedings involved the foreclosure of a mortgage of real estate located in Washington, Maine at 574 Liberty Rd., mortgage deed recorded in the Knox Registry of Deeds in Book 4363, Page 298, the statutory 90-day redemption period having elapsed without redemption, the mortgagee will sell to the highest bidder on October 27, 2016 at 12:00 p.m. at the property on 574 Liberty Rd., Washington, Maine, all of its right, title and interest acquired by virtue of said judgment in and to the following described premises:
House and land located at 574 Liberty Road, Washington, Maine, described in a mortgage recorded in Book 4363, Page 298
TERMS OF SALE: Oral bids will be accepted beginning at 12:00 p.m. on that date. All bidders (except mortgagee, who may bid at the sale) will be required to show at least Five thousand Dollars ($5,000.00) of any bid given, in cash or certified funds, before such bid will be accepted. The successful highest bidder will be required to deposit at least Five Thousand Dollars ($5,000) toward his bid with Donald J. Gasink in cash or certified funds, and to sign a sales contract with Mortgagee calling for a closing within forty-five (45) days of the public sale, at which time the balance of the purchase price will be due in cash or certified funds and Mortgagee will deliver a duly executed quit-claim deed to the property. Mortgagee may reject any and all bids. Other conditions, modifications or additions to the terms above may be announced at the time of the public sale. Mortgagee may convey the premises to the next highest bidder if the highest bidder fails to close the sale.
